FAQs
What is a Small Area Plan?
A Small Area Plan is a document that prescribes a particular area’s future development. It provides specific guidance on the area’s mix of uses, residential density, building density, design aesthetic, street locations, multimodal connections, infrastructure improvements, parking, and open space.
What is the timeframe for completing the Fairfax Circle Small Area Plan?
Staff anticipates the Small Area Plan will be considered for adoption by City Council in summer 2024.
What plans and documents serve as precedents for the Small Area Plan?
Precedents include the 2007 Fairfax Boulevard Master Plan(External link), the City’s Comprehensive Plans, the most recent of which was adopted by City Council in 2019(External link), the 2021 Fairfax Circle Visioning and Multimodal Intersection Alternatives Study, and the Southwest Fairfax Circle Technical Assistance Panel(External link) conducted by the Virginia Urban Land Institute in September 2022.
Will a Small Area Plan recommend a particular store come to Fairfax Circle?
No. A Small Area Plan may suggest a type of store (grocery, general retail, etc.) could be successful, if the economic analysis supports this, but the plan itself does not provide suggestions for specific retailers.
How can I share my thoughts or join in on the discussion?
City staff and the project consultants will be holding periodic public meetings. Keep an eye on the Upcoming Events section later as events are announced. You can also subscribe to the Fairfax Circle Small Area Plan project to receive project updates by email, including announcements about meetings.
