What is a Small Area Plan?
A Small Area Plan is a document that prescribes a particular area’s future development. It provides specific guidance on the area’s mix of uses, residential density, building density, design aesthetic, street locations, multimodal connections, infrastructure improvements, parking, and open space.
What is the timeframe for completing the Kamp Washington Small Area Plan?
Staff anticipates the Small Area Plan will be adopted by City Council in late spring/summer 2022.
What plans and documents serve as precedents for the Small Area Plan?
Precedents include the 2007 Fairfax Boulevard Master Plan(External link) and the City’s Comprehensive Plans, the most recent of which was adopted by City Council in 2019(External link).
The Kamp Washington intersection already handles a lot of traffic and the city just completed an intersection improvement project. Will the fully realized Small Area Plan add more traffic to the area and will additional changes be necessary?
As part of the Small Area Plan process, our consultants will evaluate the transportation network and may suggest improvements to mitigate traffic, including additional roadways to relieve traffic from the major roads, increased transit service, new sidewalks and bike lanes, and pedestrian/bike connections into the neighborhoods.
Will a Small Area Plan recommend a particular store come to Kamp Washington?
No. A Small Area Plan may suggest a type of store (grocery, general retail, etc.) could be successful, if the economic analysis supports this, but the plan itself does not provide suggestions for specific retailers.
Will anything happen to the Jermantown Cemetery?
The plan may identify ways to better highlight the cemetery because it is a vital asset to both Kamp Washington and the City’s history, but it will not recommend changing its use. The Jermantown Cemetery will remain in the City of Fairfax in perpetuity.
